Tenant Guidelines

  • Quiet hours are 10:00 PM - 7:00 AM
  • Tenants are responsible for lawn care & snow removal
  • No alterations without written approval (paint, fixtures, etc.)
  • Smoke detectors must remain operational at all times
  • Grilling is allowed on patios only - not under covered structures
  • Report pest issues promptly for fastest resolution

  • $300 refundable pet deposit per pet

We'll reach out approximately 60 days before your lease expires with renewal options and any updated terms. If you'd like to renew early, download the Lease Renewal Request Form above and return it to our office. We try to keep rent increases minimal and always provide at least 30 days notice of any changes.
Auto-pay is not yet available but is coming soon. For now, mail checks to our office or contact us to arrange payment. We'll notify all tenants when online payment options become available.
In most of our properties, tenants are responsible for electricity, gas, water/sewer, trash, and internet/cable. Your specific lease will outline exactly which utilities are your responsibility. Ottawa utility providers include:

Small container gardens and raised beds are generally welcome, but please get written approval first. No permanent structures (sheds, fencing, etc.) may be added without permission. Any approved modifications must be returned to their original state at move-out unless otherwise agreed upon in writing.
We understand life happens. If you need to break your lease, contact us as early as possible. An early termination fee of two months' rent typically applies, though we may be flexible depending on the circumstances and how quickly we can find a new tenant. Military service members are protected under the Servicemembers Civil Relief Act (SCRA) and may terminate without penalty with proper documentation.
Yes, we require all tenants to carry renter's insurance with at least $100,000 in liability coverage. Renter's insurance is very affordable — typically $15–$30/month — and protects your personal belongings in case of fire, theft, or water damage. Drake Home Rentals must be listed as an "interested party" on your policy. Proof of coverage is required at move-in and must be maintained throughout your lease term.
